Understanding Your Rights

Ontario's Residential Tenancies Act provides specific rights and obligations for both landlords and tenants.

Above Guideline Rent Increases
Landlords can only increase rent once per year by the provincial guideline amount (2024: 2.5%). Applications for above-guideline increases require LTB approval for capital expenditures or utility costs.
Tenant Rights Protection
Tenants have the right to quiet enjoyment, proper notice for entry (24 hours), and protection from harassment. Landlords cannot change locks, shut off utilities, or force entry without proper procedures.
Proper Notice Requirements
Different situations require specific notice periods: N12 (personal use) requires 60 days, N13 (demolition/renovation) requires 120 days, and N4 (non-payment) allows 14 days to pay or vacate.

Key Legal Protections

Rent Control
